General Contracting – Also known as design-bid-build; this is the traditional approach to construction contracting. The owner contracts with a separate entity for each the design and for the construction phases of a project.
Construction Management – A fee-based service where JCJ acts on the owners behalf to find reputable and suitable trade contractors. JCJ works for and is responsible exclusively to the project owner and acts in the owners interest at every stage of the project. Involvement begins in the pre-construction phase.
Design-Build – On contract, one integrated team. JCJ is the single point of contact for the design & construction. This approach reduces the delivery schedule and allows the design phase to overlap the construction phase for an expedited overall project schedule.
Considered to be the most important phase, this phase sets the expectations and tone of the project. Decisions made at this stage can make or break a good quality development and project. In this phase, schematic design & pre-planning is the forefront and focus.
The selection of high-quality project administration team members and trade contractors is key to a successful and quality project. In this phase, the entire project team is compiled such as safety personnel, site superintendents, inspection services and project administrative documents such as Class B estimates of the work and schedules are compiled.
This stage is where the relationship between the project owners and trade contractors are either successfully created through detailed and honest expectations and scopes of work or, are set up for ruin and failure by having mismanaged or incomplete tender documents and unclear expectations.
This is where the rubber hits the road! All the carefully throughout out pre-planning and team selection comes together to construct the building. Utilizing an experienced project & construction manager is the most important liaison a project owner can have at this stage. In the current complex and skilled labour shortage era the industry currently faces, moving swiftly with solid leadership in this stage is critical to survival and successful completion of projects.
The vision is finally real! This is the most exciting stage of construction yet is also the most stressful. This stage is where all the previous decisions come to rest either positive or negative. The whole team from engineers, designers, project managers, trade contractors and municipal inspectors need to come together to close out the project. Successful deficiency completion and building commissioning will ensure smooth operation of the completed project for years to come.
